The Homestead Exemption in Williamson County: File It

It is free, it takes fifteen minutes, and people forget for years.

If you bought a home in Leander, Cedar Park, Round Rock, Georgetown or Hutto and it is your primary residence, file for the homestead exemption. It costs nothing, it takes about fifteen minutes, and I have met people who went years without doing it.

What it does

Two things, and the second is the one people underrate.

It reduces your taxable value. Taxing entities apply an exemption amount that comes off the appraised value before your tax is calculated. The school district exemption is the largest, and cities, the county and other entities may offer their own on top.

It caps how fast your appraised value can rise. This is the real protection. With a homestead exemption in place, the taxable value used for your bill cannot increase by more than a set percentage per year regardless of what the market does, for as long as you hold the exemption.

In a market that has moved the way Williamson County has, that cap is worth far more over time than the exemption amount itself. It is the difference between a property tax bill that grows predictably and one that tracks a hot market.

Who qualifies

You must own the home and occupy it as your principal residence, and your address on your Texas driver's license has to match the property address. That last one trips up more people than anything else — update your license first.

One homestead per household. It is for your primary residence, not a rental or a second home.

The other exemptions worth knowing

Over 65. An additional exemption, plus a school tax ceiling that freezes the school portion of your bill at the level it was when you qualified. This is significant money and it is not automatic — you apply.

Disabled person. A separate additional exemption with its own qualifications.

Disabled veteran. Tiered by disability rating, and at a one hundred percent rating the exemption on a primary residence is total. Williamson County has a large veteran population and this is materially underclaimed.

Surviving spouse provisions exist for several of the above.

How and when to file

You file with the Williamson County Appraisal District, not with the city and not with your lender. The application is available on their site and can be submitted online. You will need your Texas driver's license with the matching address.

Filing opens at the start of the year for that tax year, and there is a deadline in the spring. If you closed on your home partway through the year, you can generally still qualify for that year rather than waiting for the next one.

If you missed it in a prior year, you may be able to file late for a limited number of back years. It is worth calling to ask.

Two warnings

You do not have to pay anyone to do this. Companies mail official-looking letters offering to file your homestead exemption for a fee. The county charges nothing and the form is short. Throw the letter away.

Second: the exemption does not transfer with you automatically. When you sell and buy again, you file again on the new address, and the cap resets to the new home's value.
