Pflugerville is the value play on the north side, and that is not a backhanded compliment. It sits in Travis County northeast of Austin, between I-35 and the SH 130 toll, and for years it has offered more house per dollar than Round Rock or Cedar Park while staying genuinely close to the Domain, the northern tech offices and downtown. Buyers who shop the 183 corridor first and then look east are routinely surprised by what the same budget buys here.

Getting around

Two roads define Pflugerville. I-35 is the traditional route and carries the traditional traffic. SH 130 is the toll that runs east of town and is usually wide open. If your work is north or east, 130 makes Pflugerville commute better than its map position suggests. If your work is on the west side of Austin, this is the wrong suburb and the drive will wear you down.

Schools

Pflugerville ISD serves the city and extends into parts of north Austin. The district has grown alongside the city, and as with everywhere in this region, campus assignments have shifted as new schools opened. Confirm the current boundary for a specific address before you make it a deciding factor.

What is here

Lake Pflugerville has a trail loop around it and is the center of the city’s outdoor life. Typhoon Texas draws families in the summer. Stone Hill Town Center covers most everyday retail. Downtown Pflugerville is small but has been steadily improving. It is a practical, unpretentious suburb, and that is exactly what a lot of buyers are looking for.

The housing stock

Pflugerville skews newer than Round Rock and older than Leander, with a large body of 2000s and 2010s production housing plus active new construction on the eastern edge. Because so much of the inventory is similar in age and style, the differentiators here tend to be lot, orientation, condition and proximity to the toll rather than architecture. That makes it a market where a careful buyer can do genuinely well and a careless one can overpay for a house that looks the same as the cheaper one two streets over.

Who Pflugerville suits

First-time buyers priced out of Cedar Park. Families who want a newer house and can live with an eastside commute. Investors, because the rent-to-price relationship here has historically been friendlier than the western suburbs. Not the right fit if you need to be on the west side of Austin regularly.
