Crystal Falls is the grown-up neighborhood in Leander. It has been building out over a long enough period that the trees are real, and that changes how it feels compared to everything newer.
What sets it apart
Maturity. This is the main thing. Established landscaping, filled-in streetscapes, and a neighborhood that reads as finished rather than in progress. In a city where most inventory is under fifteen years old, that is a genuine differentiator.
The golf course. Crystal Falls Golf Club anchors the community. Course-adjacent lots command a premium and hold it. You do not have to play to benefit — the course provides permanent open space and sightlines that a future phase cannot build on.
Terrain and trees. Rolling, wooded in sections, with real oaks. Less dramatic than Travisso but more established.
The phase question matters here
Because Crystal Falls built out over many years, "Crystal Falls" covers a wide range of housing stock. Early sections are older homes on larger, more irregular lots. Later sections are newer production homes. Prices, lot sizes, finishes and HOA structure vary across them.
When you are comparing listings, compare the phase, not the neighborhood name. And when you are evaluating resale, understand which part of the community you are actually in.
The tax picture is often the quiet advantage
Many newer Leander master-planned communities carry a MUD, which adds a separate levy on top of city, county and school rates and can move a monthly payment meaningfully. Depending on the specific section, Crystal Falls frequently does not carry the same load as the newest developments.
That is not universal and it is not something to assume — verify the combined rate on the specific parcel. But it is a real reason a Crystal Falls home at a given price can carry a lower monthly payment than a newer home at the same price a few miles away. Here is why that happens.
What to check on an older home here
The maturity that makes the neighborhood attractive also means systems have age on them. Roof age and whether it has been replaced after a hail event. HVAC age. Water heater. Original windows.

Also check the HOA documents for which amenities your section actually has access to, since that varies.
Schools
Leander ISD. Verify the current attendance zone for the specific address — boundaries in this district move, and Crystal Falls is large enough to span more than one zone in places.
Who it fits
Buyers who want established over new. People who would rather have grown trees and a settled street than a builder warranty. Golf course buyers. Anyone who wants Leander pricing without the newest-MUD tax load.
Who should look elsewhere
Anyone who wants a brand-new house with modern efficiency and a warranty. Anyone who wants the most dramatic terrain in the city — that is Travisso. Anyone at the entry end of the market, where other Leander neighborhoods stretch a budget further.
