Moving to Round Rock, TX: East Side or West Side Changes Everything

Two different markets sharing one city name.

The mistake people make when moving to Round Rock, TX is treating it as one place. It is not. I-35 splits the city into two markets that happen to share a name, and which side you land on changes your price, your commute, your school district and your housing stock.

Nobody tells relocating buyers this, and it is the single most useful thing to know before you start looking.

The west side

West of I-35, Round Rock blends into Cedar Park. Prices are higher, the neighborhoods skew more established, and you are closer to the 183 corridor and everything on the northwest side of the metro.

If your work is on the west side of Austin, or you want the Cedar Park feel with a Round Rock address, this is where you look. Expect to pay accordingly.

The east side

East of I-35, prices step down and keep stepping down the further east you go. There is meaningfully more new construction out this way, and it pushes toward Hutto and the SH 130 corridor.

This is where the value is in Round Rock, and it is where a lot of buyers priced out of Cedar Park end up happily. The trade is that you are further from the west side of Austin and closer to the eastern edge of the metro.

Neither side is the 'real' Round Rock. They are just different purchases, and the price difference between them is a lot larger than the mileage suggests.

Round Rock is genuinely self-sufficient

This is the underrated thing about the city and the reason I recommend it to a particular kind of buyer.

Dell has been headquartered here for decades, and a meaningful share of Round Rock residents also work in Round Rock. That is unusual on this corridor, where most cities are primarily bedroom communities for Austin.

Practically, it means Round Rock has its own employment base, its own established downtown, its own hospital system and its own retail. You are not required to drive to Austin for your life to work. If your job is here or nearby, Round Rock is arguably the best quality-of-life-per-dollar option on the whole corridor.

The housing stock spans decades

Round Rock has the widest range of home ages of any city on this corridor. There are 1970s and 1980s neighborhoods near the old downtown, there is a lot from the 1990s and 2000s, and there is current new construction on the eastern edge.

That variety is an advantage if you know what you want and a source of confusion if you do not. An older Round Rock neighborhood with mature trees is a completely different product from a 2020s master-planned community fifteen minutes east, and they can be priced closer together than you would expect.

On the older stock, treat the inspection seriously. Roof, HVAC, plumbing, foundation. Central Texas soil moves and older slabs have opinions about it.

Schools

Round Rock ISD covers most of the city, and it also extends west into part of Cedar Park and south into a piece of north Austin. Some of the eastern edge of Round Rock is not Round Rock ISD.

As everywhere on this corridor: verify the attendance zone for the exact address. Boundaries move as campuses open, and the school shown on a listing site is often out of date.

Taxes and districts

Some newer Round Rock development, particularly on the east side, sits in a MUD or carries a PID assessment. That can meaningfully change your monthly payment relative to an older neighborhood at the same price.

Who Round Rock fits

Anyone whose work is on the I-35 side rather than the 183 side. Anyone who works in Round Rock itself, for whom this is close to the best deal available. Buyers who want more established options than Leander offers at a lower price than Cedar Park.

Who it does not fit: someone commuting daily to the west side of Austin, who will find the crossing tedious, and someone who wants a single coherent suburb rather than a city with two personalities.
