Why the online estimate is wrong here specifically, and what actually sets your number.

Every homeowner has typed their address into a portal. The number that comes back is a starting point and it is frequently wrong in this market for specific, knowable reasons.

Why the automated estimate misses in Leander

It does not know your tax rate. An automated model values the house. Buyers buy a monthly payment. Two nearly identical Leander homes in different MUDs carry different payments, and that difference shows up in what buyers will pay. A model that ignores the MUD is missing a real variable. It does not know your lot. In this corridor, backing to a greenbelt versus backing to another house is a meaningful spread on the same floor plan. So is a view lot in Travisso, or a golf course lot in Crystal Falls.

It does not know your finishes. Two homes with the same plan and square footage can differ enormously depending on what was selected at the design center and what has been updated since.

It cannot see new construction. This is the big one. In a market where a builder a mile away is offering a rate buydown on a brand-new house, that materially affects what your resale home is worth this month. No automated model prices that in.

What actually sets your value

In rough order of impact:

Recent comparable sales in your subdivision, ideally the same builder and similar plan, within the last few months. This is the foundation and everything else adjusts from it.

Current active competition. What a buyer can choose instead of you, today, including new construction inventory.

Condition and updates. Roof age, HVAC age, flooring, paint, kitchen and primary bath.

Lot position. Greenbelt, cul-de-sac, view, orientation, size.

Tax and HOA load on your specific parcel, because that lands in the buyer's payment.

The trap of the high estimate

When one source says a number well above the others, sellers anchor to it. Then they list there, sit, reduce, sit, and eventually sell for less than they would have if they had priced correctly in week one.

The first two weeks on market are the most valuable attention your home will ever get. Spending them at the wrong price is expensive in a way that does not show up until later. More on pricing strategy here.

What a real valuation looks like

Someone walks the house. Looks at the finishes, the roof, the systems, the lot. Pulls the actual sold comps from MLS, not portal data. Adjusts for plan, lot and condition. Looks at what is active and pending right now, including the builders. Checks your parcel's combined tax rate. Then gives you a range and explains the reasoning.

That takes about an hour and it is the difference between a number and a guess.
